Atepa worked in conjunction with Praxis Architects P.C. on this townhouse located in West Harlem. This 5-story new construction townhouse was designed to fit as infill housing in an extremely narrow 16 foot wide lot which is about 2 foot narrower than what is considered a narrow lot (18” wide) per the NYC zoning resolution. However, through creative design we were able to meet the stringent NYC code requirement and ADA requirements. NYC code requires and elevator in buildings over 4-stories but through design manipulation of the duplex units we were able to work with the city to accommodate a non-elevator building yet meet handicap requirements with the ground level adaptable unit. And thus we were successful in building one of the last 5-story non-elevated buildings to be approved by the NYC Department of Buildings.
